01What about ChatGPT, Gemini or Claude?

Why not just paste the report into a chat?

You can. It is a bit like asking your brother-in-law. ChatGPT, Gemini or Claude will read part of your report, summarize the rest and answer with great confidence but little certainty. Clarity is not a chat with a good prompt: it is a seven-pass engine, built on more than a year of work with building inspectors. It reads everything, verifies every quote without AI, classifies every finding on a 160-category taxonomy and the BNQ grid, matches it against a bank of more than 1,150 inspector findings, prices with regional grids, and hands you a plan rather than an answer.

02Misreading your inspection report could cost you dearly

Four classic mistakes of an uninformed buyer

The few points that change everything are often buried among a multitude of observations. Here is what they cost when nobody spots them in time:

  1. 01

Paying for what the seller should have fixed

Water heater at end of life, wobbly toilet, electrical panel to redo: all legitimate requests before closing. Unnoticed, they become your bills.

    $2,000 to $8,000
  2. 02

Discovering in spring what the snow was hiding

Roof not seen, foundation not cleared, drain never checked: the report mentions it in one line, under limitations. Clarity tells you what to have assessed before lifting your condition.

    $5,000 to $25,000
  3. 03

Giving up a good house over three details

Ten deficiencies “to correct” can cost less than a single “potential danger”. Without a reading grid, it is hard for a buyer to tell them apart.

    A house
  4. 04

    Negotiating empty-handed

The seller knows the house by heart. You only have an 80-page inspection report and a few days. A priced list, with priorities in order, in an inspector’s own words, changes the conversation.

    $8,000 to $20,000 possible reduction

03How it works

Three steps, five minutes

You drop your inspector’s PDF. Clarity takes care of the rest.

  1. 01

    Drop the PDF

Your inspector’s, as is. Your email, the language you want, and that is all.

  2. 02

    Follow the reading live

Page after page, before your eyes, then the analysis is written. You can close the window: an email tells you as soon as it is ready.

  3. 03

    Decide, with a plan

A rating out of ten, three lists, an estimate, a negotiation strategy, a roadmap. Every finding points to its page, one click away.

04A real analysis

This is what you receive

A complete analysis, organized to help you decide wisely. All of it in 5 minutes. Here is every section and what it is for.

  1. 01

A justified rating out of 10

Anchored on your inspector’s opinions and on the weight of what must be fixed, to assess the house at a glance.

  2. 02

    Overview

The property in one paragraph: what the inspector examined, what he could not see, the themes that stand out.

  3. 03

    Three priority lists

Priority, to check with your inspector, important but can wait. Every finding with its page, its estimate and what to do.

  4. 04

What the inspection did not cover

The report’s limitations, and how to close them before your inspection-condition deadline.

  5. 05

    Repair estimate

Orders of magnitude for your region and currency, per list and in total. Nothing is priced when an expert must assess first.

  6. 06

    Negotiation strategy

What to ask the seller to fix, what reduction is reasonable, what to accept as is, and when to walk away.

  7. 07

    Next steps

The acquisition plan in order: calls, documents, assessments, everything to do before lifting your condition.

  8. 08

    Maintenance roadmap

What to do in the first year, in order, to keep the house in good shape.

  9. 09

    Questions for your inspector

The points to clarify with him, phrased for a ten-minute call.

  10. 10

Overall opinion and what is in good shape

A big-picture verdict, and the list of what needs no action.

  11. 11

    Every finding, quoted

Each finding in the report with the inspector’s exact sentence and its page. You can check everything; so can your inspector.

07Questions

Before you drop your report

Which reports do you accept?

Every residential inspection report in PDF, whatever software produced it and whatever standard it follows: InterNACHI, ASHI, BNQ, Vesta, Udata, Spectora, Horizon, Lumos, down to hand-written reports. In French as in English.

How long does it take?

Three to six minutes, depending on the report length. You follow the reading live and you can close the window: an email tells you as soon as it is ready.

Does the AI make things up?

No. Every finding is checked against the text of the page it cites: our AI invents nothing and does not hallucinate. Whatever is not found in your report is discarded. Explanations are justified and verifiable, and estimates are presented for what they are: orders of magnitude.

What about my data?

Your PDF is kept privately, serves only your analysis, and disappears on request.

What if the analysis is wrong, or useless?

We refund 100%. Show us, with evidence, that Clarity got it wrong or that the analysis is not relevant to your report, and we refund the full amount.
